ROTTERDAM
REAL ESTATE STRATEGY & NEGOTIATION

Supporting DHB Bank in a strategic review as its lease nears expiration, moving beyond a simple renewal approach to make it a genuine driver of decision-making.
An international bank specializing in trade and corporate finance, DHB Bank has been based in the First building in Rotterdam for several years. As the lease term neared its end, the challenge was to reassess the relevance of this location in light of the organization’s evolution: growth trajectory, work methods, brand image, and attractiveness.
An in-depth analysis of Rotterdam’s commercial real estate market allowed for the exploration of credible alternatives and the evaluation of available options.
Following this strategic phase, the project led to a decision to remain in the current premises, accompanied by a renegotiation of the lease covering approximately 1,050 m².
This choice allows the bank to consolidate its presence in a central location, while optimizing lease terms and aligning the location with its long-term ambitions.

Our missions and ambitions.

Real Estate Consulting: Strategic planning related to location, brand image, and performance
Analysis & Scenarios: Market study of Rotterdam and identification of viable alternatives
Contract Review: Risk analysis and identification of negotiation levers
Decision Support: Evaluation of options (stay vs. relocation)
Negotiation: renegotiation of lease terms (rent, support, flexibility)
Securing the lease: implementation of a lease aligned with DHB Bank’s long-term strategy
Overall consistency: alignment between real estate, organization, and development trajectory

The DHB Bank project reflects a firm belief: renewing a lease is no longer a mere formality, but a strategic decision. It is an opportunity to reevaluate its footprint and turn real estate into a true strategic lever to drive performance and transformation.

To support this strategy of expansion and international development, the group has undertaken a transformation of its work environment and sought to offer its employees a new way of working.
